Summary: Subdivision of approximately 387 acres for future development which may include up to 2,379 homes, parks, roads, the Borrego Trail, and a mixed-use site. The site acreage includes approximately 14 acres of land that has been dedicated for the Alton Parkway Right-of-Way.
Location: West of the current terminus of Dimension Drive at Bake Parkway; South of Rancho Parkway; East of the Borrego Canyon Wash / City Limits with Irvine; and North of Commercentre Drive.
Area Plan and Tentative Tract Map: The Area Plan will provide a vision to guide the future development in terms of land use, infrastructure, circulation, phasing, architecture, design guidelines, parks and landscape features. The Master Tentative Tract Map shows the landowner's proposed plan to subdivide the property for future residential development and provides for the dedication of a 5-acre site (minimum) to the City for a community level sports park.
Status: This application is currently in the review stage. The applicant submitted a proposed draft Area Plan and Master Tentative Tract Map in February 2011. The Planning Commission is scheduled to conduct a public hearing on this item on April 12, 2012. The Planning Commission will review the Shea/Baker Area Plan and Master Tentative Tract Map, along with the environmental documentation. After review, the Planning Commission will forward a recommendation to the City Council . The City Council is the decision-maker and will have the final review of this project.
CEQA: The project requires environmental review in accordance with the California Environmental Quality Act (CEQA). The environmental review process includes several opportunities for public input. An Initial Study and Notice of Preparation (IS/NOP) was released on Friday, January 13, 2012 with a 30-day public review period, and a scoping meeting was held Wednesday, February 1, 2012 at Lake Forest City Hall.
