Summary: Subdivision of approximately 82 acres for future development which may include up to 608 homes, parks, roads, and a 9 acre civic center site.
Location: South of the current terminus of Biscayne Bay Drive and Indian Ocean Drive; west of Serrano Creek; north of Serrano Highlands neighborhood (Marin Lane/Wisteria Lane)
Status: This project was approved by the City Council on February 7, 2012, consisting of a Use Permit, Area Plan, and Tentative Tract Map. The Use Permit creates development standards in the Area Plan. The Area Plan provides a vision to guide the future development in terms of infrastructure, phasing, housing types, design guidelines, and landscape features. The Tentative Tract Map subdivides the property for future residential development and provides for the dedication of a future Civic Center site and a 3.2-acre passive park. This development also includes connections to the existing Serrano Creek trail. The Irvine Ranch Water District will retain its existing water treatment operations on-site.
Environmental: The project required environmental review in accordance with the California Environmental Quality Act (CEQA). An Initial Study and Notice of Preparation was released with a public review period from May 5, 2011 through June 3, 2011.
