Through bond financing with the County of Orange, partnerships with private developers, and State or Federal funding assistance, there are a variety of affordable living alternatives for low and moderate income families.
With County bond financing assistance, five apartment complexes offer a combined total of 251 rental units at affordable rates: Trabuco Woods, Westridge, Vintage Woods, Emerald Court, and Spring Lakes Apartments.
Private Developer Partnership
The City's Redevelopment Agency entered into an agreement with a private developer to reserve six affordable units at Bellecour Way, a 131-unit townhome style apartment complex. Four of the one-bedroom units are reserved for low income tenants, and two of the one-bedroom units are for moderate income households. All six units include a one-car garage, full-size washer/dryer, gas range, refrigerator, dishwasher, and garden tub.
Transitional and Affordable Housing Condominiums
A total of eleven condominium units provide transitional and affordable housing to the community. Two units owned by the City's Redevelopment Agency and eight units owned by a nonprofit provide the transitional housing program. Generally, transitional units are occupied for 12-18 months by income qualified households while the families work toward independent living. One unit owned by a second nonprofit provides affordable housing. Both Redevelopment Housing Set-Aside Funds and Federal Community Development Block Grant (CDBG) were utilized to assist with the acquisitions.
